Meet The Team
Scott Lunine is redefining how investment properties are marketed and sold. As a Partner and Executive Vice President at Partners, one of the nation’s fastest-growing commercial real estate firms, Scott specializes in maximizing property values by exposing his listings to the widest possible audience—locally, regionally, nationally, and internationally. Before joining Partners, he served eight years as Executive Vice President/Director of Investments for one of the largest commercial real estate companies in the United States
Scott has closed over $3.7 billion of investment properties in 28 states throughout his career. This success stems from a unique marketing strategy that ensures every property reaches a diverse pool of qualified buyers. Throughout his career, he has represented lenders, private investors, syndicators, family offices, REITs, and other institutional clients. He has facilitated over two hundred and fifty 1031 exchanges in multiple product types.
Unlike many brokers who limit exposure to a narrow group of buyers, Scott takes a comprehensive approach. Through an extensive network of investors and brokers, combined with cutting-edge marketing and AI strategies, Scott ensures every property he lists is seen by the right buyers at the right time. His ability to create competition among buyers across the globe is a proven formula for delivering maximum value for his clients.
This distinctive approach was highlighted in his December 2024 article for GlobeSt, “What Most Commercial Real Estate Brokerages Get Wrong About Buyers.” In the article, Scott exposed how traditional brokerage practices often fall short by limiting exposure and missing critical opportunities for sellers. His innovative methodology combines AI-driven marketing, strategic broker cooperation, direct outreach, and social media campaigns to achieve results that other brokers simply can’t match.
With over 25 years of experience and a team of eleven investment property specialists, including his partner Ryan DeGennaro, Scott has become a trusted advisor to property owners across the United States. His deep relationships with brokers and investors nationwide, combined with his relentless focus on achieving his clients’ goals, ensure every property is positioned for success.

Ryan DeGennaro is a seasoned real estate professional with a diverse track record across multiple asset classes. While his primary focus is on multifamily, multi-tenant retail, and urban redevelopment sites, his experience extends to institutional self-storage facilities, office buildings, medical office properties, and more.
In 2021, Ryan was recognized as Partners’ best producing new recruit. He credits this early success to a spirit of collaboration, leveraging the strength of his peers’ networks to deliver maximum value for his clients. He was also awarded the Crexi Platinum Broker award in 2024.
Prior to joining Partners, Ryan founded and operated CORE Group, a boutique brokerage with 25 agents specializing in residential investment properties. He also continues to manage an opportunity zone fund focused on redevelopment in Houston. Earlier in his career, he spent 16 years with Certified Business Brokers as a Mergers & Acquisitions specialist, where he guided hundreds of business owners through successful exits in the lower middle market.
A graduate of the University of Houston Bauer School of Business, Ryan earned a double major in Management and Entrepreneurship through the prestigious Wolff Center for Entrepreneurship.
With hands-on experience in spec building, M&A, and investment real estate, Ryan brings a unique perspective to every transaction—allowing him to understand and solve the same challenges his clients face as investors.
Preston Browne is a highly skilled and results-driven multifamily investment sales expert with a proven ability to execute complex transactions across the U.S. based in Dallas, Texas, his deal-making expertise extends to markets in North Carolina, South Carolina, Virginia, West Virginia and Arkansas, showcasing his ability to identify opportunities and close deals in diverse investment landscapes. Preston’s deep market knowledge, strategic insight, and relentless commitment to delivering value make him a trusted advisor to investors seeking to maximize their returns.
A graduate of Texas Tech University, Preston combines his background in project management with a sharp analytical mindset, allowing him to navigate intricate deal structures and drive seamless transaction execution. His ability to adapt to different market conditions and tailor investment strategies to client objectives sets him apart as a top-performing investment sales professional.
Since 2021, Preston has successfully closed numerous multimillion-dollar multifamily transactions, consistently delivering strong results for his clients. His track record of executing high-value deals across multiple markets underscores his ability to navigate complex transactions, negotiate effectively, and create winning outcomes for investors. Blake Baldocchi is an Associate on Partners’ Multifamily Investment Sales team in the Dallas office. Blake graduated from Marquette University in 2022 with a bachelor’s degree in finance. Prior to joining Partners, Blake honed his expertise through roles at Waller Group Capital, Quick and Co. Commercial Realty and the boutique private equity firm, Bochi Investments. These experiences provided him with valuable insights into real estate markets and the ability to identify profitable investment opportunities.
He is a seasoned expert in multifamily real estate, specializing in Class B and C apartment properties nationwide, with a strong focus on the Dallas, Houston, and Arkansas markets. Known for his ability to identify opportunities and maximize value, Blake is a trusted advisor for clients navigating the multifamily investment sector.
Matthew Bean is a seasoned commercial real estate professional with a proven track record in multifamily, land, and redevelopment transactions. With deep expertise in deal structuring, investment analysis, and asset repositioning, Matt has played a key role in high-stakes transactions across Texas, including multifamily portfolios, development sites, and complex value-add opportunities. Matthew most recently served as Vice President of Acquisitions for Landmark Dividend, where he led strategic real estate acquisitions across the United States. There, he sharpened his skill set in underwriting unique asset classes and navigating the intricacies of off-market, ground-leased, and alternative-use real estate — experience that now informs his creative approach to multifamily and redevelopment opportunities.
Matthew has successfully represented buyers and sellers in notable multifamily and land transactions, including the sale of a challenging multi-family post-Hurricane Harvey asset repositioning, and a multi-county mineral rights portfolio spanning Shelby, Robertson, and Nacogdoches Counties, as well as Oklahoma. His ability to underwrite assets from multiple angles makes him a valuable asset to clients seeking to maximize value in transitional or opportunistic deals. Matthew is known for his strategic vision, analytical skills, and ability to drive deals across the finish line. He holds a degree in Economics with a Finance Emphasis from Texas Christian University and brings a client-first, results-driven mentality to every assignment his clients.
Charles has a background in financial services at Pulte Group and Morgan Stanley, managing client portfolios and conducting data analysis with an emphasis on diversification and risk management. His expertise is in analytical and data management.
Charles graduated from Texas A&M University with a bachelor’s degree in economics.
Rahwa Baatai is an Account Manager in Houston supporting the Investment Sales team. Previously, Rahwa was a recruiter for the organization before being promoted to Account Manager.
Rahwa has extensive experience in the brokerage industry, having worked as a retail and office leasing agent. Her background will empower her to provide outstanding support to the Investment Sales team while upholding a strong commitment to excellence. She holds a Bachelor of Business Administration from Stephen F. Austin State University.
Morgan McPeek works in the Dallas office as Marketing Coordinator and Office Manager, providing marketing assistance to the brokerage team and supporting the daily operations of the Dallas office.
Morgan graduated from Texas Tech University with a bachelor’s degree in communication studies with a minor in advertising.
